Nate Berkus Flips Out Above Sunset Strip

SELLER: Nate Berkus
LOCATION: Los Angeles, CA
PRICE: $2,995,000
SIZE: 3,643 square feet, 4 bedrooms, 4 bathrooms plus guesthouse

YOUR MAMA’S NOTES: A 1920s Spanish Revival residence up just above Sunset Boulevard behind the perennially chic Chateau Marmont Hotel that’s owned per property records by renowned decorator and designer Nate Berkus and “RE-INTERPRETED” per marketing materials by Mister Berkus and his fellow interior decorator husband Jeremiah Brent has come up for sale at $2.995 million. Purchased by Mister Berkus less than a year ago for $2.36 million, the multi-level residence is elevated above the street on a .22-acre up-sloped parcel and measures in at 3,643-square-feet with four bedrooms and 4 bathrooms plus a high-ceilinged detached guest room and bath atop a street-level two-car garage.

The house, which appears to this property gossip to be more staged for selling than decorated for actual living, has pale blond hardwoods and original architectural details throughout. In the nicely proportioned living room there are two magnificently gigantic 20-pane casement windows and a wood-burning fireplace flanked by arched glass doors not to mentions some rather clunky and unattractive tract lighting strips on the nicely high and coved ceiling. The living room steps up to a den/office with direct access to a bathroom and a separate formal dining room just off the front entry links through to a roomy and freshly rehabbed all-white kitchen — listing details describe it as “breathtaking” — outfitted with slab marble counter tops, a double-wide center island with integrated snack counter, open floor-to-ceiling shelves for cookbook storage and/or tchotchke display, and an expensive if fairly predictable array of stainless steel appliances.

Listing details show there is a staff bedroom convertible to an office or gym off the kitchen and front and back staircases conveniently ascend to private family quarters on the upper level that, in addition to a window-lined den/family room and adjoining office nook, include two ample en suite guest/family bedrooms. The master bedroom, also on the upper level, opens through French doors to private city view terrace and incorporates a long and skinny fitted walk-in closet and a bathroom slathered in perfectly quotidian white ceramic tiles. The hillside property offers a numerous decks and terra cotta tiled terraces for al fresco lounging and dining along with a small, free-form swimming pool beneficially hidden from the street behind a high hedge in a sun-dappled but less than ideal corner of the front yard.

The athletically-built and lantern-jawed decorating and design duo, who will premiere their home improvement reality show, “Married to Design: Nate & Jeremiah,” on TLC this fall, previously resided in an approximately 2,800-square-foot, two-unit combination penthouse atop a premium Greenwich Village apartment house on New York City’s lower Fifth Avenue that property records show Mister Berkus acquired in two separate but contiguous transactions in July 2013 — not quite a year before their romantic, elegant and widely publicized nuptials — for a total of $5.975 million. The penthouses, the upper level of which is almost entirely ringed by a slender terraces, were combined to include three bedrooms — one of them on the decidedly puny side, two full and two half bathrooms, three fireplaces, one itty-bitty windowless office, and one super-sized custom-fitted dressing room with two windows. The downtown aerie was photographed for “Architectural Digest” before it was put on the market in in late 2015 at $10.5 million and sold in June (2016) to French financier turned jewelry designer Charlie de Viel Castel for $9.8 million.
