YOUR MAMA’S NOTES: Quick on the heels of her $4.6 million acquisition of a brand spanking new quasi-Cape Cod/Colonial in a high-priced if lackluster corner of low-key but fancy-pants Manhattan Beach, Calif., Zooey Deschanel has put her celeb-pedigreed pad in the Cahuenga Pass area of the Hollywood Hills up for sale at $2.195 million. According to two of Your Mama’s better connected informants, the affianced and currently preggers singer and sitcom star — the baby daddy is budding producer Jacob Pechenik — bought the mini-compound in September 2009 for $1.65 million from two-time Oscar nominee Mark Ruffalo, and current listing details show the 1930s ranch house comes in at 2,957 square feet, with three bedrooms and 3.5 bathrooms, while a separate guest cottage adds another bathroom.

A spacious, step-down living room with fireplace, wood floors, French doors and a vaulted, exposed wood ceiling adjoins the formal dining room with more French doors, a raised wood-clad ceiling and (probably original) built-in china cabinets. A den/TV lounge with forest green walls and rich, crimson velvet drapery has a television surmounted second wood-burning fireplace set at a cattywampus angle and listing photos show Miss Deschanel informally fitted one of the guest/family bedrooms as a second den/lounge, this one decked out with shoulder-height wainscoting and flannel-pattern wallpaper. Vibrant and graphic blue and white quatrefoil pattern tile flooring in the kitchen complements thick slab marble countertops on navy blue Shaker-style cabinetry with brass hardware, top-grade appliances that include an exceedingly pricey imported range and an informal dining space with built-in banquette and woven rattan French bistro-style chairs.

The half-acre property, set behind electronically operated gates and a towering privet hedge, features unfussy grounds with expansive and meandering lawns and tiled terraces ringed by dense vegetation and shaded by mature trees. The property does not currently have a swimming pool, but listing details indicate plans for one are included with the sale.
