YOUR MAMA’S NOTES: A designer done residence in Studio City, owned per property records by comedian and bestselling self-help book author Greg Behrendt, has popped up for sale with an asking price of $1.84 million. Purchased in November 2002 by Mister Behrendt and his wife and creative cohort Amiira Ruotola for $719,000, the 3,202-square-foot house, in the heart of the desirable, family friendly Colfax Meadows neighborhood, has three bedrooms and three bathrooms plus a detached guesthouse.

The two-story, circa 1940 traditional sits tight on a leafy, corner parcel behind a high wall and a higher hedge. A secured gate opens to a remarkably narrow front yard that’s barely wider than an elegantly proportioned corridor. A center hall entry leads to a wood-floored corner living room where Dutch doors flank a fireplace and open to a slender dining room with vaulted ceiling, humongous red brick fireplace and two walls lined with floor-to-ceiling French doors that lead to a terra-cotta tiled dining terrace. The remodeled and well-outfitted eat-in kitchen has snowy white, Shaker-style cabinetry, some sort of slab stone or solid surface countertops, a center work island with two-stool snack bar, and a collection of stainless steel appliances that include an under-counter beverage fridge. Though this property gossip would rip it out in a minute because Hogwarts just isn’t our thing, a child-pleasing Harry Potter-themed playhouse is hidden in a closet under the staircase that make a switchback ascent to the the upper floor where two guest/family bedrooms share a colorful, vintage tiled hall bath. The master suite, also upstairs, features a vaulted ceiling, corner fireplace, French doors to private balcony, a walk-in closet and a bathroom with double-sink vanity, soaking tub and separate tiled stall shower. Back downstairs, French doors in a fairly compact, den/family room provide access to a terra-cotta tiled courtyard consumed almost entirely by a swimming pool with inset spa. Across the pool from the main residence, a detached structure houses a two-car garage and a studio-style guesthouse with high ceiling, tile-countered kitchenette, and bathroom.

Mister Behrendt, who recently announced he underwent treated for an unspecified cancer, was a script consultant on “Sex and the City” — he was hired to give a heterosexual male perspective for the show’s team of gay and female writers — before he co-authored with Liz Trucillo “He’s Just Not That Into You,” a New York Times bestselling self-improvement book that was adapted into a money-minting romantic comedy of the same title. He and Miz Ruotola later co-authored a break-up guide (“It’s Called a Breakup Because It’s Broken”) along with a dating guide (“It’s Just a F***ing Date”), and Mister Behrendt currently acts as a consulting producer on the romantic relationship oriented reality show “My Crazy Love.”
