YOUR MAMA’S NOTES: According to the ever-intrepid property gossips at The Real Deal, sassy, slightly smarmy and aggressively mischievous “Million Dollar Listing New York” star Ryan Serhant not only has a new fiancée, Emilia Bechrakis, but also a brand spanking new penthouse in a boutique building in downtown Manhattan’s Hudson Square nabe between TriBeCa and the West Village. (In case you didn’t see on one of the entertainment news programs on the t.v. or read in all the celebrity gossip glossies, Mister Serhant — a savvy and prolific practitioner of over-the-top reality show camera worthy stunts and endeavors — managed to convince the powers that be to shut down Time Square for an hour so he could propose in the heart of the beehive-like crossroads and, naturally, the not-so-private moment was taped for the next season of “Million Dollar Listing.”)

After years renting upscale and probably very pricey apartments, the former professional hand model scooped up a somewhat modestly sized 1,895-square-foot penthouse at the newly constructed, 17-unit Renwick Modern building for a not so modest $3.7 million. Digital marketing materials show the full-floor aerie has four exposures, two terraces, three bedrooms plus a home office space and 2.5 expensively tiled bathrooms with heated floors and — as seen in digital marketing imagery — unnecessarily elaborate, nightclub-like lighting schemes.

A nearly 32-foot long living/dining space opens up on one end to a terrace with head on views of the newly erected Freedom Tower and dead ends at the other in a compact but decidedly spiffy kitchen decked out with terrazzo floors, slab marble counter tops and both white lacquer and leather-clad cabinetry with red lacquered interiors.

Mister Serhant’s new penthouse was listed by Brown Harris Stevens — and originally priced at $4.12 million — but, interestingly and probably not coincidentally, the two remaining residences for sale at the Renwick Modern are currently listed with none other than Mister Serhant. A lower floor apartment with four bedrooms and four bathrooms in 2,600 square feet has a $4 million price tag and an idiosyncratically arranged 2,702 square foot duplex penthouse directly above Mister Serhant’s new digs has four bedrooms, 2.5 bathroom, five terraces and a $6.35 million asking price.
